A five-star with 45 rooms and suites in the centre, a short walk from the Palais des Festivals, with a restaurant and a pool on the roof. The choice for anyone who wants grand-hotel standards without the size of a palace. A sourced entry, with what we'd check before booking.
The Five Seas stands at 1 rue Notre-Dame, in the centre, a short walk from the Croisette and the Palais des Festivals according to the hotel. It is a five-star with 45 rooms and suites, opened in 2011 in the former post office, according to the press release issued when it was sold. Since September 2024 it has belonged to the Inwood Hotels group, which lists 13 addresses between Paris, Bordeaux, Arcachon and the Côte d'Azur. The Cannes tourist office also lists it as affiliated with Design Hotels.
Everything happens high up. The restaurant, Le Roof, is on the fifth floor, with a view over Le Suquet and the Vieux-Port; the tourist office listing, updated in July 2026, credits the cooking to Lori Moreau. The lounge bar is laid out in three areas: an Art Deco-inspired indoor lounge, a pergola terrace and an infinity pool. The spa is by Sothys, with treatment rooms, saunas and a hammam. The official website lists seven categories, from the Superior room to the Jacuzzi Terrace Suite, and says the hotel is part of the 2026 Michelin Guide selection.
We have not slept there: this is a sourced notebook entry, not an account of a stay. Our reading: with 45 keys, the Five Seas plays a different game from the big hotels on the boulevard. The Carlton has 332, the Majestic 335. Here the scale is that of the boutique hotels of Cannes, and the address puts you on the town side, near the Palais and the Vieux-Port, not on the seafront.
For a stay where you walk a lot and come back to dinner on a roof, it is the trade-off we would make. For a sea view from the bed, no: that is not what this address sells.
45 rooms, a roof, and the town at the foot of the building rather than the boulevard.
Booking in midwinter without checking. The tourist office gives an opening period from 21 January to 6 December 2026, which leaves a closure around the holidays, to be confirmed with the hotel.
Counting on the pool for swimming. It is a rooftop pool attached to the lounge bar: its dimensions are not published, and we would not choose the hotel to swim lengths.
Assuming a private beach. The official sources we consulted mention none: if the beach matters to you, ask before booking.
Rates are not shown on the website's home page: we would compare the direct price on our dates, since congress weeks push up the whole centre. We would ask for the exact category and floor, whether the pool is heated and on which dates it opens, whether Le Roof serves on the evening we arrive, and whether the spa takes non-residents, and at what price. The hotel is non-smoking, vaping included. Reception answers on +33 4 63 36 05 05. We will add our verified notes after a visit.
