Living and working in Cannes: coworking, districts, costs.

Three verified coworking spaces, the districts where people live year-round, the price of rent and the lease that exists for one to ten months. And the season to arrive.

A city by the night, a city by the month

Cannes is sold by the night and lived by the month. For anyone coming to work for a few weeks with a laptop, or to settle year-round, these are two different cities: not the same price, not the same calendar, not the same districts.

Our position: Cannes is a good city to work in from October to April, and an expensive, distracting one from May to September. As for coworking, the supply is real but small. We cite here only three spaces whose address, official site and a published rate we were able to check in October 2026. There is no large campus, and it is better to know that before you come.

This page answers four questions, in the order they come up: where to work, where to live, what it costs, and at what time of year to arrive.

Where to work, where to live, at what price

N° 01
Coworking · centre

Espaces Mimont, 5 rue de Mimont, north side of the station

This is the most central address: a non-profit shared space, run by the association Logis des Jeunes de Provence, a few minutes on foot from Cannes station. The site advertises a 120 m² open-plan room, individual offices and meeting rooms, bookable by the day, the month or the year, with an annual membership of the association at 50 euros. Two points to confirm before you come. Rates are in a downloadable document: a third-party directory quotes 20 euros a day and 200 euros a month excluding VAT, undated. And the site advertises round-the-clock access, while the opening hours listing shows 8.30am to 8.30pm. Telephone: +33 4 92 99 77 77. Site: espacesmimont.org.

N° 02
Coworking · La Bocca

Cannes Bastide Rouge, 216 avenue Francis Tonner

To the west, in La Bocca, this is the conurbation's hub for the creative economy and the image trades: a business centre, shooting and post-production studios, rooms for hire. Its site lists coworking from 15 euros a day and meeting rooms from 60 euros a day, both excluding VAT (checked October 2026). The 2026 catalogue mentions three coworking spaces and fourteen meeting rooms. It is the logical address if you work in film and television, video games or design. Contact: +33 4 22 21 51 00. Site: bastiderouge.com.

N° 03
Coworking · stopgap

Wojo, inside the ibis Cannes Plage La Bocca, 23 avenue Francis Tonner

This is not an office, it is a work corner in a hotel: the Wojo network lists a ten-seat coworking space there at 18 euros a day (wojo.com, checked October 2026), along with meeting rooms, with the hotel bar next door. The page places the address about a hundred metres from the beach. For a day of calls between two trains, or a week with no commitment, it is enough. For a month, it is not. Check availability on wojo.com before you set out.

N° 04
Living · the centre

Rue d'Antibes, Forville, Le Suquet: everything on foot, at the price of noise

The centre has the obvious advantage: the station, the market, the sea and the shops are all walkable, and a car becomes pointless. It also has the drawbacks of its position: this is the perimeter of the congresses, the holiday lets and the terraces, so the most expensive and the noisiest from May to September. For a few weeks out of season, it is the right choice. Year-round, look at the streets set back. Our portraits of rue d'Antibes and of Le Suquet and the Old Port describe daily life in each area.

N° 05
Living · the west

La Bocca: the district that lives all year

La Bocca is the Cannes that works: a market every morning except Monday, a regional train station one stop from the centre, avenue Francis-Tonner for the shopping and kilometres of free sand. It is also where two of the three coworking spaces cited above are found. You live a long way from the postcard here, and that is the point. If you are staying more than a month, it is the first district we would look at. Our portrait of Cannes La Bocca covers the beaches, the market and transport.

N° 06
Living · the east and the hills

Pointe Croisette, Carnot, République, Le Cannet

To the east, Pointe Croisette and the Palm Beach offer quiet, free beaches facing the islands and few shops: you need to plan your shopping. See our portrait of Palm Beach and Pointe Croisette. North of the railway line, boulevard Carnot and boulevard de la République are where Cannes residents live: less of a view, more neighbourhood life, and the centre a quarter of an hour away on foot. Above, Le Cannet is a town in its own right, residential, linked by bus. These are the areas to look at for a year-round lease.

N° 07
The cost

Rent, purchase, and the lease that exists for one to ten months

The figures available are private estimates, not signed rents. In September 2026, one online estimator put the average rent for a flat in Cannes at around 24 euros per m² per month before service charges, with half of all properties letting for between 21.50 and 26 euros. That is about 950 euros before charges for 40 m². To buy, another estimator gave a median price close to 6,700 euros per m² for a flat (July 2026). For a stay of one to ten months, the legal framework is the bail mobilité, or mobility lease: furnished, with no security deposit, non-renewable, reserved for people in training, on an internship, studying, on a job transfer or on a temporary assignment. Check that you are eligible. Under one month, you are in a holiday let, and so paying the nightly rate.

What we avoid

What we avoid: coming to "try out the city" in May or June. Between the Festival and Cannes Lions, the prices, noise and crowds look nothing like what you will live with for the other ten months. In our hotel survey of September 2026, the median room went from 160 to 472 euros a night at the opening of the Festival. Try it in November or February: if you like the city then, you will always like it.

What we also avoid: signing from a distance without knowing which lease you are signing. A holiday let, a mobility lease and a one-year furnished lease do not give the same rights. Ask for the type of lease in writing, and pay nothing before you have viewed the place, or had it viewed.

Finally, we do not rely on coworking directories without checking. For Cannes they list business centres whose address or activity in 2026 we could not confirm: we have left them out. A phone call before crossing the city remains the best check.

When to arrive

The right window. From October to April the city is quiet and short-term rents fall back, except in congress weeks: MIPCOM from 18 to 21 October 2027 according to the organiser, MIPIM announced for 15 to 19 March 2027 (to be confirmed), plus the events of November and December. Arrive between two trade shows, not during one. Our trade show calendar gives the dates, and Cannes in winter covers what the city offers out of season.

Living in Cannes without working there every day. The train changes the sums. According to the journey times recorded for our calendar, Antibes is eleven minutes away and Nice thirty-eight: you can live in Cannes and have your meetings elsewhere on the coast, or the reverse. Living and working in Cannes, common questions

Where can you find a coworking space in Cannes?

We checked three in October 2026: Espaces Mimont, 5 rue de Mimont, near the station; Cannes Bastide Rouge, 216 avenue Francis Tonner in La Bocca; and the Wojo space at the ibis Cannes Plage La Bocca, 23 avenue Francis Tonner. The supply is modest: phone before you travel.

How much does coworking cost in Cannes?

According to rates published in October 2026: from 15 euros a day excluding VAT at Cannes Bastide Rouge, 18 euros a day at Wojo. For Espaces Mimont, a third-party directory quotes 20 euros a day and 200 euros a month excluding VAT, plus 50 euros annual membership, to be confirmed with the association.

Which district should you choose to live in Cannes year-round?

For neighbourhood life and lower prices, La Bocca to the west, or boulevard Carnot and boulevard de la République north of the railway line. For quiet and the sea, Pointe Croisette, with few shops. The centre is practical but it is the most expensive and the noisiest from May to September.

How much is rent in Cannes?

According to a private estimate from September 2026, around 24 euros per m² per month before charges for a flat, with half of all properties between 21.50 and 26 euros. That comes to about 950 euros before charges for 40 m². These are estimates, not signed rents: compare several listings.

Can you rent a home in Cannes for just a few months?

Yes, with a bail mobilité (mobility lease): a furnished home let for one to ten months, non-renewable and with no security deposit, reserved for people in training, studying, on an internship, on a job transfer or on a temporary assignment. Under one month, it is a holiday let, charged by the night and subject to the congress calendar.
